Washington law note (August 12, 2026): Washington generally requires a lawful cause to end most covered residential tenancies under RCW 59.18.650. Notice and cure periods depend on the ground. For example, nonpayment generally uses a 14-day pay-or-vacate notice, while a substantial nonmonetary lease breach generally allows at least 10 days to comply or vacate. Service must comply with RCW 59.12.040, and local or subsidized-housing rules may add protections.
