Washington Security Deposit, Rent Increase & Habitability Assessment

Reviews deposit accounting, rent notices, repairs, habitability, retaliation, records, local rules, and possible remedies.

Who this is for: residential tenants evaluating deposit, rent, or repair concerns.

Washington law note (August 12, 2026): Washington generally requires at least 90 days’ written notice of a rent increase. Unless an exemption applies, RCW 59.18.700 bars an increase during the first 12 months and caps increases during a 12-month period at 7% plus CPI or 10%, whichever is lower. Deposit statements and refunds are generally due within 30 days after the tenancy ends and the tenant vacates. Eviction notice and cure periods depend on the asserted ground.
